So, when you sign up for CMi’s maintenance program, you’ll sign an Energy Savings Agreement [ESA]. It’s like an insurance policy for maintaining a comfortable environment – what a concept!
Our expert technicians clean, inspect and tune up your system so you can relax in ongoing comfort.
Our full precision tune-up procedures include:
- Monitor refrigerant pressure
- Lubricate all moving parts
- Test starting capabilities
- Adjust thermostat calibration
- Test safety controls
- Clean evaporator coil (in place)
- Clean and adjust blower components
- Rinse condenser coil
- Measure for proper airflow
- Treat condensate pan and line
- Tighten electrical connections
- Measure temperature difference
- Measure volts/amps on motors
- Clean or replace filters
- Clean drain line
- Test electric heater
The prepaid contract covers your drain line for blockages; although, this does not guarantee that the drain line will never back up. There are as many variables as there are homes that can cause the drain to become blocked. We clean and treat every drain thoroughly; however, drains can become blocked. Having an ESA ensures a 45 day warranty against drain blockages. If you are experiencing a drain that is blocking faster than 45 days, or multiple drains you may need an additional repair or maybe replace the drain line. Nuisance or problematic drains will be addressed at an additional, discounted rate.
An ESA does not cover any water damaged that was caused by the blockage.The agreement does not include refrigerant at time of service per system covered. This is due to volatility in the refrigerant market and the upcoming changes to new refrigerant. If your system is short of refrigerant our recommendation is to have a leak search performed at an additional, discounted charge. Part of our maintenance is to rinse the evaporator coils in place. An evaporator coil that requires further cleaning can be done at an additional, discounted rate. As a policy CMi Air Conditioning & Electrical will not pull and clean any coil over 7 years old due to the probability of causing a leak in the coil (We want to extend the life of your equipment, not shorten it).
If you purchase a CMi Air Conditioning & Electrical Energy Savings Agreement you are entitled to receive 15% discount on all air conditioning repairs. Maintenance’s are scheduled between hours of 8am-5pm, Mon-Fri. Our ESA customers are entitled to priority service and there is never an overtime charge for our ESA customers! Mold is a natural occurring event in Florida. As such, please understand that we do not carry insurance for, or assume liability for damage caused by mold. Maintenance agreements are non-transferable and non-refundable.
